With gentler terrain and easier building access than the neighboring hillside lot, Lot 33-4 offers an inviting setting for a home within La Encantada. Beautiful large trees along the lower part of the property give it character and a natural focal point for the design.

1. Positioning

A village lot with gentler terrain, easier building access and large trees along its lower edge.

A lower land entry price than the larger homesites, for a compact home within the same community. Each village lot is sold individually.

Lots 33-2 and 33-6 in the cluster are sold.

Lots 33-3, 33-4 and 33-5 sit side by side and can be bought together at their individual prices, US50,000 in total. There is no bundle price, and buying several lots does not merge titles or add units.

2. Location & access

La Encantada sits about 3 km from the Playa Guiones south entrance and around 7 minutes by car from Guiones main beach. About 7 km of internal roads connect all lots and are maintained by the Asociación de Propietarios Finca La Encantada; the drive from the road to your building site is the owner's responsibility.

The village lots sit together in a strip within Finca 2, near the Delicias south gate. On the village strip of Finca 2, between Lots 33-3 and 33-5, with easier access than its hillside neighbour.

3. Infrastructure

Infrastructure at La Encantada is built, not planned. Water comes from local wells and infrastructure reviewed by AyA, and the community water service is managed by ASADA Las Delicias. Water availability letters for all lots have been secured at the development level; each buyer requests their individual letter through ASADA. Water reaches the base of every lot; bringing it onto the lot is the owner's cost.

ICE electricity runs along the main road and fibre internet is available within the finca; owners apply for service and arrange the connection to their home. Each home's on-site wastewater system is planned as part of its design and construction.

4. HOA & ownership

La Encantada is developed under a registered Ecological Easement Covenant, monitored in perpetuity by CEDARENA. Every owner joins the Asociación de Propietarios Finca La Encantada, the owners' association; annual dues are shared in the property package.

Village lots are registered under the same ecological easement (servidumbre ecológica) as the rest of the finca. Because they border a public road, the municipality grants them a different land-use designation (uso de suelo) on request. How far that differs from lots inside the finca depends on the regulations at the time and on how municipal officials apply them, so confirm with your architect or builder. Each lot's limits are set out in its property package.

5. Building potential

Plan on a single home, within the national INVU limits.

The village lots all border a public road, so they carry a different land-use designation (uso de suelo) from the agricultural homesites inside the finca. Building coverage of up to 50% of the lot may be possible, but make sure to confirm this with your architect or builder before submitting your designs. Coverage is also not the same as what can be built: the same national INVU limits on the home itself still apply.

Whether a second dwelling, pool or rental use is possible should be verified with the municipality by your architect. Each lot's land-use certificate and limits are part of its property package.

6. Purchase & build

Documents on file for each sale: the individual plano and registral report (informe registral), visado and uso de suelo where issued, registered easement documents, HOA documentation, and sales contract and addendum templates.
